5 Tips When it Comes to Furnishing Small Spaces

When it comes to furnishing a space, don’t let the size of the space determine how much thought and effort goes into maximizing the space’s potential. Though it may be a small space, the functionality of the space isn’t necessarily less than that of a bigger one.

Here are some tips to ensure that you are maximizing the potential of any room you furnish:

1. Choose Visually Lightweight Furniture

Think along the lines of slender furniture. When furnishing your room, choose pieces that have slender legs as they take up less visual space. Allowing for visual space will make a small space appear larger.

2. Keep larger items on the perimeter of the room

Place items such as couches and hutches against the wall to maintain the feeling of depth in the space.

3. Utilize Mirrors

Mirrors offer a lot, especially in smaller rooms. While they’re a great decorative piece within themselves, they do so much more. If the room doesn’t get much natural light, mirrors can reflect what amount of natural light you do have around the room. Mirrors also help make spaces feel bigger by giving the illusion of more square feet.

4. Experiment with Scale

Just because the room is small doesn’t necessarily mean the furniture has to be small. Choose large statement pieces wisely, and then go back in and focus on the smaller decor pieces.

5. Keep Everything Cohesive

Since the space is already on the smaller side, ensuring that the room is cohesive is important. Stick to a color palette and make sure all items in the room fit well in the space.

Update the Outdoors: 8 Options for The Best Budget Patio Furniture Buys

Update the Outdoors - 1st Tine Homebuyer ATL

Now that the weather is warming up, having a functioning patio space should be at the top of the priority list as it can feel like a second living room.  Decorating a space can seem daunting when thinking about all the components that go into it. Whether it’s pillows, chairs, or lighting, there are options that won’t break the bank and make for an easy decorating experience.

Option 1:  Ikea

If there is one thing millennials love, it’s Netflix. But if there are TWO things, IKEA definitely makes the list. While not every piece here will stand up to the elements forever, it definitely meets the budget and style criteria. Can you really have a list of budget-friendly furniture places without including Ikea?

Option 2: World Market

The world market is the perfect destination for quirky, cute, and fun furniture. Whether your style reflects neutrals tones or bright colors, World Market offers plenty of options.

Option 3: Target

Target is a no-brainer. Their user-friendly website has you wanting to buy way more than what you originally intended. With all their trendy pieces at affordable prices, you’ll end up purchasing way more than you planned on purchasing.

Option 4: West Elm

West Elm has everything from rugs and curtains to pillows and decor and while one may not consider West Elm “budget friendly”, they often times offer coupons for their trendy looking pieces.

Option 5: CB2

If you love Crate and Barrel, you’ll love CB2. While they don’t have a storefront in Georgia, they have a strong online presence. Browse their website for pieces of all sizes that are sure to fit any patio space.

Option 6: Lowe’s

Lowe’s actually has it all. If you’re there to purchase plants, let me convince you into taking a look at their patio furniture. You can’t beat a nice set of foldable chairs.

Option 7: All Modern

It’s all in the name! All Modern offers modern furniture for any space at great prices. Check their site during a sale and you’ll be adding to your cart in no time.

Option 8: Wayfair

Great options for any type of furniture and decor preferences. Did you know they are opening their first brick-and-mortar store? Yep!

Make Buyers Feel at Home and Sell Faster

Make Buyers Feel at Home and Sell Faster - Milla Atlanta Real Estate

There’s never been a better time to sell a home.

Millennials are ready for homeownership and renters are seeing consistent rent increases. This means more buyers than ever are on the market for a home like yours.

Home equity is also at all-time highs, which makes now the perfect time to sell and get more cash to put toward your next home.

Considering listing your home? Let’s start with the proven ways to maximize your returns:

1. Clear the clutter. Crammed closets and overfilled garages can give buyers the impression your property is short on space. Declutter aggressively to accentuate the storage possibilities buyers get excited about.

Pro Tip: Buyers love to open cabinets and drawers. Clear those spaces, too.

2. Maximize the possibilities. A potential home should be a blank slate — a space buyers can imagine making their own. Keep personal items to a minimum and aim for a neutral look.

Pro Tip: Set the dinner table so buyers can visualize coming home after a long day.

3. Brighten it up. Expose as much natural light as possible. For darker or interior rooms, use high-wattage bulbs in light fixtures.

Pro Tip: A fresh coat of light paint makes a home feel cheerful and shows pride of ownership.

4. Rearrange the furniture. Can people move around without bumping into furniture? Does the layout invite guests to sit down and relax?

Pro Tip: To invite conversation, don’t make a TV the focal point of any room.

5. Outside views matter. Exteriors make a critical first impression. Ace yours by repainting your entry door and polishing the door handle. Potted plants on patios or balconies also make the outside of your home feel welcoming.

Pro Tip: Colorful flowers on window sills look great indoors and add to the outside appeal.

Do you need help staging your home? Or maybe you have budget concerns about upgrades needed before you list. Reach out today. Let’s make sure we maximize the appeal of your home, simply and cost-effectively.

What if you want to keep the seller’s furniture?

What if you want to keep the seller's furniture?_Milla Atlanta Real Estate

When you buy a pre-owned home, do you know what will come with the house? Do you get to keep all the appliances, the art on the walls or the outdoor pizza oven on the patio?

Determining what will stay with the home and what will go with the previous owner will vary by seller and contract. Here’s how to determine what conveys with the home you’re considering, as well as tips to safeguard yourself when negotiating those extra items.

1. Check the listing. Start at square one and look at the original listing. Hopefully, the seller specified the items included in their home’s asking price.

2. Know the screwdriver rule. For the most part, if it takes a screwdriver to remove, it’s considered a part of the home. This includes shelves, light fixtures, and even curtain rods. But, if it’s hung on a nail, it’s removable and likely not included in the sale.

3. Negotiate with the seller. If there’s something you’re interested in that isn’t part of the listing, we can negotiate with the seller.

4. Talk to your lender. If the seller agrees to include big-ticket items, you’ll want to tell your mortgage lender. Depending on the type of loan you have, it could affect the appraisal or change the value of the property.

So, unless the seller specified the washer and dryer in the listing, you should assume they’re not included. As for the pizza oven? If it’s built into the patio, it’s probably already built into the listing price.
